Whats the best method to serve a nonpayment of rent five day notice in chicago?

The tenants besides not paying rent on times are also ignoring my text and calls. After several attempt, when they do deside to aswer its always il pay half or ill pay tomorrow then tomorrow turns into three or more days of waiting. I was trying to be understanding, do to the economy but it feels like they are not trying to communicate or they just dont care. So what i would like to know is, what is a good method to serve a chicago none payment of rent five day notice and what do i do if they refuse to sign it?

    They don’t have to sign it. Put one under the door, one in the mail and one by certified mail, return receipt requested. Make sure it says cashier’s check or money orders only, full payments only. Make it out exactly as the names are stated on the lease. Do not accept partial payment of rent. You are running a business, not a charity. You are not their dad! While it’s ok to be understanding, it’s not OK to let people run all over you and play games, either. You have a mortgage to pay and expenses to keep the apartment building running, you need paying tenants.

    If you have further trouble, you should consult a lawyer.
