    The foreclosure websites are notoriously inaccurate, so don’t rely on those.

    The county records or tax office will have the list of pending foreclosures.

    The lender will send a representative to bid on their interest.

    You may be better off purchasing REO properties, there you have a chance to view the property, get an inspection and such.

    Ron’s dead on. Seriously do not just jump in. Just because those flip show’s on tv look easy and they turn these 40,50..100k profits in a week I can guarantee you that you won’t do this. Especially right out of the gate. These folks have been doing this long enough that they have contractors, brokers, appraisers and others that they keep so they can flip those houses quickly. Don’t get me wrong my bottom line is happy and I’ve turned a lot of these foreclosures in the last year and they can produce a nice profit.

    However, they can be tricky and without good information you may find yourself in a deep hole with a balloon payment about to burst over your head. That said; the sheriffs office is your first stop they will have the public auctions list, also check your local paper under announcements. Where I live there are foreclosures listings and when they will be auctioned every Friday.

    Its very easy: Go to the court house in the county where you’re interested in buying the property.

    Ask where the foreclosure sales are posted.
    Usually its in the Sheriff’s office.

    Ask for the rules for that county.

    Look at the notices which are or should be posted.

    Do your research for those properties.

    Arrange for your financing.

    Attend AT LEAST 3 sales – before you even think of buying.

    There are other steps. I provided the very basic ones.

    Call a Realtor and they will be able to help you more than any website will.
